5 Key Things to Look for at a Property Inspection
It’s easy to get wowed by stylish furniture and impressive renovations during a property inspection, but it’s crucial to look past the aesthetics and focus on what really matters. Here are my top five tips to keep in mind:
Location, Location, Location
This is the number one non-negotiable. Does the area meet your needs? Check for access to schools, shops, public transport, and any potential downsides like nearby phone towers, busy roads, or unkempt neighbouring properties.Building Integrity
Look closely at the roof, gutters, brickwork, and drainage. Are there any signs of dampness or issues with the foundations? Walk through the property—does the floor feel level? A thorough building and pest inspection is always a good idea. The Floor Plan
A functional floor plan is key. How does the home flow? While renovators can make changes, it’s best to start with a layout that works. Popular plans often place bedrooms at the front and living spaces at the rear, ideally opening to a garden.Views and Privacy
Take note of the view. Can you wave to your neighbours? Overlooking is a common issue. If there’s a large property behind, remember it could take years for hedges or plants to block the view and give you privacy.Natural Light
Homes with great natural light feel brighter and more inviting. While skylights can help, they won’t always solve lighting issues throughout the house. Ideally, look for spaces that are naturally well-lit.
